## The space

Enter the house from the lush front yard gardens with ample parking, and take in the expansive views of the Peconic Bay and Shelter Island.  

Enter through the glass-paned door and make yourself at home: to the immediate right, you will find a coat closet, a full bathroom, and garage access. 

Step forward a few more feet and you will see a family room with a 55-inch TV, bookshelves, an Apple TV, Nintendo NES retro classics with your childhood favorites like Mario Brothers and Tecmo Bowl, books, and board games galore.

To your left you will see the great room with 18 foot ceilings, a large wood burning fireplace, a firewood cubby, a stocked bar, and a round table perfect for a game of cards or chess.  Open the doors and let the breeze in - there are screens on all of the windows and doors!

Completing the first floor: a guest room with queen-sized bed and en-suite bathroom and large walk in closet; kitchen with dishwasher, gas range, microwave, wine fridge, vitamix, toaster, coffee maker and all of the pots and pans you need to whip up your farm-to-table cuisine; pantry with full-sized refrigerator and freezer; washer and dryer; powder room; dining room great for rainy day puzzles or feasts on cooler days.

Walk upstairs and see the master bedroom to your immediate left (with king sized bed, 2 closets,  private balcony, en-suite bathroom with 2 sinks, and large TV).  Down the hall is another guest room with queen bed, closet and en suite bathroom.   At the end of the hall is a room with 3 twin beds and full bath with bathtub.  There is an additional sofa that can be folded into a twin bed so this room can sleep 4 kids of any age.

Step outside and enjoy your morning coffee while lounging in either one of the semi-shaded blue-and-white striped loveseats facing the bay.  Or, lounge in one of the two cabana chairs near the water perched under a giant red cedar tree.

Walk down to the private beach and skip rocks at low tide or collect shells, or watch the ducks go by in the morning.   It’s amazing to watch how the water changes over the course of the day: in the morning it’s usually smooth and glasslike, and in late afternoon when the wind picks up it tends to look a bit more like a river. 

When you feel like exploring the water, head to the garage where you will find kayaks, paddleboards, life jackets and noodles.  Or just take dip: the water is warm and pleasant from June through September.  It’s also quite shallow and great for kids.

If land sports are more your thing, the garage is stocked with balls, bean bag toss, and croquet as well as 2 adult and 2 kids’ bikes.  The large, flat backyard is perfect for throwing a ball. 
 
When it’s time to cook the bounty you’ve collected from local farm stands, fish market and butchers, a large Weber Grill is outside waiting to be used.  Feast on the large outdoor table that can seat 10 comfortably as the sun goes down!

## The neighborhood

The house  is located in eastern Southold in a quiet residential community containing approximately 25 homes.  The neighborhood is flanked by a winery on one side, a marina on the opposite side, and of course the Peconic Bay.   Many of the homes backyards are facing a canal, so be sure to borrow a kayak and explore the homes from the other side.  The house is at the end of a private gravel road with only two houses on it, so it feels completely private when you pull up.  The house is one of 4 bayfront properties in the community.

If you like exploring by water, paddle one of the kayaks over to Sunset Beach (right across the bay) or explore the wetlands of Hashamomuck Pond.

Pulling onto the main road, immediately to the West within 1/2 mile are a winery (Old Field Vineyard) and two farm stands: Country View Farmstand and Deep Roots Farm.   Country View features a wide selection of local produce, as well as pies, cheeses, eggs, milk and other speciality items.  Insider’s tip: try their pesto, duck eggs, and apple cider donuts and check the what’s local sign.  Deep Roots grows or raises everything it sells onsite.  Old Fields is the only bayfront facing winery and it’s got ample space for your kids to run around while you enjoy a bottle of wine.

Continuing another half mile West past Country View Farmstand, downtown  Southold offers a grocery store, pharmacy, multiple restaurants (North Fork Table & Inn, Caci, Wednesday’s Table, Founder’s Tavern, Michaelangelo’s to name a few) and charming boutiques (the Giving Room for Yoga and Pilates and juice, North Fork Coffee Roasters for your coffee, White Flower Farmhouse and Touch Goods for browsing and great finds). 

Heading East on the main road instead of west, you will find a large marina, a diner, and a chowder house with 1/4 of a mile.  The marina allows you to dock your boat for short term storage.  Peconic Bay water sports offers jet ski rentals and water skiing trips. 

Continuing east past the marina, approximately one mile from the home, is Southold Fish Market.  We think this is the best fish market on Long Island, and our friends who drive from Shelter Island to pick up fish certainly agree.  They have both dine in and take out options if you don’t feel like cooking.  Try their lobster roll!

Heading further east another mile past Southold Fish Market is a wonderful retro mini golf course and snack bar that features a pop up restaurant from a well known chef.  If you don’t feel like cooking one night call for a bucket of fried chicken. 

Four miles east is Greenport, with all of its restaurants, bars, boutiques, antique carousel and Shelter Island Ferry access. Or continue on further to Orient.
