*Effective November 5, 2026 for new users and December 5, 2026 for existing users.*

These Host Terms are part of the Andora Terms of Service, which incorporate them. Capitalized words have the meanings given there. The whole of the Andora Terms of Service applies to these Host Terms, including its disclaimers, limitation of liability, indemnity and dispute resolution sections. **Most disputes are resolved by binding individual arbitration instead of in court, and class actions are waived, unless you opt out within 30 days, as those sections explain.**

## 1. About These Host Terms

**1.1 Who they’re for.** Rove Travel is our curated vacation rental marketplace. These Host Terms are the rules for listing a property on Rove Travel and hosting Rove Travel bookings. Listing on Rove Travel is optional, and these Host Terms don’t govern your other Channels.

**1.2 Accepting them.** You accept these Host Terms when, by checking a box next to a link to them, you turn on the Rove Travel channel in Andora or otherwise agree to them.

**1.3 Hosts already on Rove Travel.** If you listed on Rove Travel before November 5, 2026, the host terms you accepted before then still apply to you until December 5, 2026, including to Rove Travel bookings made before that date. From then, these Host Terms apply to you by notice, without your having to accept them again. You can read the earlier Rove Travel Terms of Service at rovetravel.com/s/terms-of-service-2026-08-07, or email us for a copy of any earlier terms.

**1.4 Words used here.** A **Listing** is a property’s listing on Rove Travel. A **Rove Travel Guest** is a Guest who has asked about or booked one of your properties through Rove Travel. **House Rules** are your rules for a property, shown in its Listing, at checkout or in a rental agreement.

**1.5 Documents that form part of these Host Terms.** These are part of these Host Terms:

- the Guest Cancellation Policy, which sets what a Rove Travel Guest gets back on cancelling, and so what you’re paid (Section 4);
- the Content and Review Policy, which sets the rules for Listings, reviews and other content on Rove Travel;
- the Damage Protection page, which sets the rules of damage protection (Section 6); and
- the Promotional Programs terms ([[CONFIRM: URL of the Promotional Programs terms; Jonah has drafted them and counsel is reviewing]]), which set the rules of the Best Price Program (Section 3.3).

If these Host Terms and one of those documents conflict, the document controls on its own subject, and the cancellation terms shown at checkout control for that Reservation. The Hosting Guidelines explain how hosting on Rove Travel works. They’re a guide, not part of these Host Terms, except for the insurance Section 2.3 points to.

## 2. Listing on Rove Travel

**2.1 Curation.** We choose which properties to list on Rove Travel. We may decline a property, and may limit, pause or remove a Listing that doesn’t meet our standards or these Host Terms, including because of its ratings or Guest feedback.

**2.2 Accurate Listings.** Keep each Listing complete and accurate, including its description, photos, amenities, fees, House Rules and availability. Tell us before a stay about anything that materially affects it, such as construction or an amenity that’s out of service.

**2.3 Hosting standards.** At check-in, each property must match its Listing and be clean, safe and habitable, with working locks, utilities and the amenities the Listing promises. Respond promptly to Rove Travel Guests and to us. Carry the insurance the Hosting Guidelines describe for as long as you list on Rove Travel, and send us a current certificate of insurance when you set up your account, and when we ask.

**2.4 Checks.** We may ask for documents or information to check that you’re following these Host Terms and the law, such as permits, registrations and proof of insurance, and may pause a Listing until you provide them.

**2.5 Professional photos.** If we arrange professional photos of your property, we manage them, they appear only on Rove Travel, and when you leave we remove them, as Section 11.3 of the Andora Terms of Service explains.

**2.6 Marketing.** You give us a non-exclusive, worldwide, royalty-free license to use, adapt, publish and display the content of your Listings, including photos, to market Rove Travel and your properties on it, in any media, and to let our service providers and advertising partners do so for us. The license ends when a Listing leaves Rove Travel, but we don’t have to withdraw material already published. You confirm that you have the rights needed to grant it.

## 3. Rove Travel Bookings

**3.1 Our role.** For Rove Travel bookings, we’re the merchant of record: Guests pay us, and we pay you. We receive the part of a Guest’s payment that’s owed to you as your limited payment collection agent, so the Guest’s payment to us settles what they owe you, subject to Section 5.2. Your contract for the stay is with the Guest.

**3.2 Prices and fees.** Unless your plan agreement says otherwise, you set your prices and your fees, such as cleaning fees, in Andora. Include every mandatory fee in your Listing. Guests also pay our service fee, which is shown at checkout and isn’t deducted from what you’re owed. We may introduce or change fees charged to Hosts, including a commission on Rove Travel bookings, with at least 30 days’ written notice. A change doesn’t apply to Rove Travel bookings confirmed before it takes effect.

**3.3 Best Price Program.** Under the Best Price Program, we may lower the price Guests see for your Listing on Rove Travel to match a lower price you offer for the same stay on another Channel, which lowers what you’re owed for that booking. We never raise your price. Each adjustment shows in your statements in Andora, and you may opt a Listing out, as the Promotional Programs terms explain.

**3.4 What you’re owed.** Unless your plan agreement says otherwise, for each Rove Travel booking, you’re owed the price of the stay and your fees as shown to the Guest at checkout (after any Best Price Program adjustment under Section 3.3), adjusted for any change to the Reservation, less the amounts these Host Terms put on you. Our service fee and the taxes we collect aren’t part of it. We pay you under Section 8 of the Andora Terms of Service, and payouts and any deductions are shown in Andora.

**3.5 Everything through Rove Travel.** Every amount for a Rove Travel booking must be shown in your Listing or agreed through Rove Travel, and paid through Rove Travel. Make changes to a Reservation, such as new dates, through Rove Travel, and honor it as changed. Don’t take payments or give refunds outside Rove Travel; if you do, we may refund the Guest and recover the amount from you.

**3.6 Booking Pass.** We may require Rove Travel Guests to complete Booking Pass, set up and reviewed by you or by us on your behalf, and may cancel a Rove Travel booking whose Booking Pass isn’t completed or approved. Results are made available to you for the Reservation; use them only as Section 7.3 of the Andora Terms of Service allows.

## 4. Cancellations

**4.1 Which policy applies.** Your Listings use the cancellation policy shown in the Listing and at checkout when the Guest books.

**4.2 When a Guest cancels.** If a Rove Travel Guest cancels, or we cancel because the Guest didn’t complete Booking Pass, you’re paid the part of the price of the stay and your fees that the Guest doesn’t get back under the cancellation terms shown at checkout, as the Guest Cancellation Policy explains. If we cancel because we didn’t approve a Guest’s Booking Pass, the Guest gets a full refund and you aren’t paid for that Reservation. A refund or credit we choose to give beyond those terms doesn’t reduce what you’re paid, except as Section 5 says.

**4.3 When you cancel.** Honor every confirmed Rove Travel booking. Cancel one only if the law or circumstances outside your reasonable control require it, and tell us as early as you can. If you cancel for any other reason:

- we may refund, credit or rebook the Guest;
- you aren’t paid for the cancelled Reservation, and you bear the service fee we refund the Guest and any extra cost of rebooking the Guest;
- you pay us a cancellation fee of 10% of the reservation amount if you cancel more than 30 days before check-in, 25% if you cancel between 48 hours and 30 days before check-in, or 50% of the reservation amount for the nights not stayed if you cancel 48 hours or less before check-in or after check-in, with a minimum fee of US$50, which we may deduct from your payouts; and
- repeated or late cancellations may affect how your Listings appear on Rove Travel, or lead to their removal.

The reservation amount is the price of the stay and your fees, without taxes or our service fee. For a Reservation of 28 nights or longer, the percentage applies to the part of the Reservation that is non-refundable when you cancel, up to the 30 days after you cancel.

## 5. Problems, Refunds and Chargebacks

**5.1 Problems during a stay.** If a Rove Travel Guest can’t get in, or a property is materially different from its Listing or unsafe, work with us to fix it right away. We may refund, credit or rebook the Guest, or end the Reservation.

**5.2 What you bear.** You bear every chargeback on a Rove Travel booking, and its dispute fees, except to the extent our gross negligence caused it. You also bear refunds, credits and our reasonable costs, such as rebooking the Guest, to the extent they result from your property, your Listing, your cancellation or anything else within your control. We may deduct them from your payouts or recover them from you, as Section 8.3 of the Andora Terms of Service allows.

**5.3 Events outside anyone’s control.** If a major event outside your and the Guest’s control, such as a natural disaster or a government order, makes a stay impossible or unlawful, we may refund or credit the Guest even where the cancellation terms wouldn’t, and you bear that refund only up to what you’d otherwise be owed for the affected nights. We bear any refund of our service fee and any additional credit we give.

**5.4 Chargebacks.** We handle chargebacks on Rove Travel bookings and decide how to respond. Give us the evidence we ask for, such as messages, check-in records and photos, in the time we ask.

**5.5 Damage and other charges.** Any security deposit, card hold or damage waiver on a Rove Travel booking is ours to take and handle under the Rove Travel Terms of Service. If a Rove Travel Guest’s party causes damage, leaves items missing or extra cleaning, or breaks your House Rules, send us a claim with evidence as soon as you can after check-out; we may decline a late claim. We decide claims in good faith and pay you what we collect for an approved claim.

**5.6 Our decisions.** We may, but don’t have to, help resolve disputes between you and a Guest. You may ask us to review a decision on a refund, cancellation or claim, with any new evidence. Our decisions don’t decide legal liability or limit your rights under the dispute resolution section of the Andora Terms of Service.

## 6. Damage Protection

**6.1 Eligible Rove Travel bookings only.** Rove Travel may arrange damage protection for Hosts on eligible Rove Travel bookings. The Damage Protection page sets which bookings are eligible, what’s covered, its limits and how to claim, and claims are decided under its rules. It never covers Reservations made through other Channels.

**6.2 What it doesn’t do.** Damage protection doesn’t replace the insurance you must carry (Section 2.3), and it doesn’t protect Guests or reduce what they owe. We don’t guarantee that a booking is eligible or that a claim will be paid. We may change or end damage protection as Section 4.3 of the Andora Terms of Service allows.

## 7. Hosting Rules

**7.1 Cameras and recording devices.** Don’t have cameras or other devices that record or transmit video or audio inside a property. Outdoor cameras, and noise monitors that don’t record audio, are allowed only where the law permits them and your Listing discloses them. Never hide a device.

**7.2 Parties and events.** Don’t allow a party or event that your House Rules don’t allow, that exceeds the property’s occupancy limit, or that the law, the building or an HOA forbids. If you learn of one during a Rove Travel booking, tell us right away, and call emergency services if anyone is in danger.

**7.3 Service and assistance animals.** Accommodate service animals at every stay, including at properties that don’t allow pets, and don’t charge pet fees for them. Where the law requires, also accommodate other assistance animals. Tell us before you refuse one or cancel a booking because of one.

**7.4 Reviews.** After a stay, you and the Guest may review each other under the Content and Review Policy. Base your reviews on the actual stay. Don’t post or arrange fake reviews, offer anything for a review that depends on what it says, or pressure a Guest about a review. You may respond publicly to a review and report one you think breaks the policy.

**7.5 Rove Travel Guests’ information.** Rove Travel handles information about Rove Travel Guests as its own, under the Rove Travel Privacy Policy, and shares with you what you need to host their stay. Use it only for that Reservation, keep it confidential and secure, and don’t sell or share it or add Guests to marketing lists. Message Rove Travel Guests through Andora, as Section 9.4 of the Andora Terms of Service requires, and contact them another way only by phone when an urgent problem with their stay needs it.

**7.6 Non-discrimination.** Don’t refuse, cancel or treat a Guest differently because of a characteristic protected by law.

## 8. Exclusivity and Anti-Circumvention

**8.1 One Listing per property.** Each property may have only one Listing, created and managed through Andora, with its calendar, prices and content coming from Andora. Unless your plan agreement says otherwise, these Host Terms don’t limit which other Channels or tools you use, or your bookings from people who aren’t Rove Travel Guests.

**8.2 Keeping Rove Travel Guests on Rove Travel.** Once a Rove Travel Guest has asked about or booked one of your properties through Rove Travel, you and anyone working with you must not take a booking or payment from that Guest for any of your properties outside Rove Travel, including on your own website or directly with you, or ask, encourage or steer them to book outside Rove Travel. This applies for 24 months after the Guest’s most recent inquiry or booking through Rove Travel. A booking the Guest makes on their own through a Channel that neither you nor anyone working with you runs isn’t a breach.

**8.3 If you break this Section.** We may remove your Listings, cancel upcoming Rove Travel bookings with refunds at your cost, and end these Host Terms for you. You’ll also owe us, as liquidated damages and not a penalty, the service fee that would have applied to each stay booked in breach, counting no more than the first 12 months of any one booking. These are our only damages for that booking. Before we deduct them, we’ll tell you what we found and how we calculated the amount, and give you a reasonable time to respond.

## 9. Taxes and Local Rules

**9.1 Taxes.** Where the law requires, we collect and remit taxes on Rove Travel bookings, and checkout shows them. Otherwise, you’re responsible for collecting and remitting taxes on your stays, including sales tax on a lease, and you’ll indemnify us for any tax, interest or penalty we’re charged because you didn’t. Section 8.6 of the Andora Terms of Service covers your other taxes. If we under-collect a tax because information you gave us was wrong or incomplete, you bear the shortfall and any resulting interest and penalties.

**9.2 Registrations and permits.** Where the law requires a registration, license or permit for a property, have it before you list, keep it current, and give us its number and supporting documents. You authorize us to display, verify and report that information, and information about Rove Travel stays at the property, as the law requires. We may decline or remove a Listing, or cancel its Rove Travel bookings, if a registration is missing or invalid or the law doesn’t let us take the booking; if that results from your breach, Section 5.2 applies.

**9.3 New York City.** By default, Rove Travel doesn’t accept stays of fewer than 30 nights at properties in New York City.

**9.4 Stays of 30 nights or more.** Every stay of 30 nights or more is under a lease, not a short-term rental agreement. Where your services include it, we generate and present the lease from the standard template for the property’s location, such as New York City or the Hamptons, using the property and reservation information provided; otherwise, you provide the lease. The lease names the landlord and tenant, and preparing or administering it doesn’t by itself make us the landlord or a party to it. We act or sign for you only where our agreements with you expressly allow. You’re responsible for accurate property information, your authority to rent, the disclosures the property requires and any terms you add or change. Every lease and deposit must comply with the law, including New York’s security deposit limits. Section 9.1 covers taxes on these stays.

## 10. Leaving Rove Travel

**10.1 Stopping.** You can stop listing a property on Rove Travel at any time by contacting support@andora.ai or, where Andora lets you, turning off the Rove Travel channel. We may remove a Listing or end these Host Terms for you as Sections 2.1 and 8.3 of these Host Terms and Section 13.2 of the Andora Terms of Service allow.

**10.2 Confirmed bookings.** When a property leaves Rove Travel for any reason, we stop taking new bookings for it, but its confirmed Rove Travel bookings stay in place. Keep your Andora Account active until those bookings end, and honor them on the terms the Guest booked, or Section 4.3 applies. These Host Terms keep applying to those bookings, including to later refunds, chargebacks and claims. If a property leaves because of your breach, or can no longer lawfully be offered, we may instead cancel its bookings and refund or rebook the Guests, at your cost where the cause is your breach.

**10.3 What continues.** Parts of these Host Terms that by their nature should continue do, including Sections 2.6, 3.4, 3.5, 4, 5, 7.5, 8, 9.1 and 10.

## 11. Contact Us

Email support@andora.ai with questions about these Host Terms or your Listings, and for anything these Host Terms ask you to tell us. If anyone is in immediate danger, call 911 or local emergency services first.
