What to expect
- Pet Policy: Dogs are allowed for $75 per dog, per day, plus a refundable $500 pet deposit. Cats are not permitted.
- Quiet Hours: Strictly enforced from 10 PM to 8 AM. No outdoor gatherings or excessive noise.
- Occupancy: Maximum 20 guests. Base rate covers 4; additional guests cost $30/person/night. Unauthorized guests incur $60/person/day.
- Guest List: Required 2 weeks before arrival, including all visitors staying over 30 minutes.
- Security Deposit: Refundable $1,500 deposit required, subject to house rule compliance.
- Hot Tub: Open year-round, 8 AM–10 PM. Maximum 2 guests during quiet hours. No children under 10 or glass. Deep-cleaning fees may apply.
- Lake Access: Canoe and kayaks provided. Swimming and fishing are not recommended.
- Gatherings: Bachelor/bachelorette groups require approval. No disruptive parties.
- Smoking: No indoor smoking or vaping. Penalties apply.
- Security: Exterior entrance cameras and outdoor noise monitoring are in place.
- Early Check-In/Late Check-Out: $75/hour, subject to approval.

Wow. We couldn’t have had a better stay at the Gotham House. Starting with the property: it’s exactly what we needed. Four spacious bedrooms, elegantly decorated, and unbelievable views from the expansive rooftop. Oh, and there is an in-house sauna. The location was also ideal – walking distance to the Theater District and Hudson Yards, and the West Side Highway is incredibly accessible, so it couldn’t have been easier to get downtown. Finally, the Rove Concierge team was remarkably helpful. They were responsive to all our questions leading up to our visit, and we’re a joy to work with throughout our extended stay whenever we needed assistance. Can’t recommend highly enough!
