General
Can I change my dates of stay, and what is the cancellation policy?
After a booking is completed, you can change the dates of your stay according to the Guest Cancellation Policy. Refunds are made to the original payment method less credit card processing fees if paid by credit card. After check in, reservations cannot be changed unless approved by the Host.
What’s the difference between Rove and Airbnb?
All properties on Rove are vetted by Rove to meet our luxury standard and verified with an inspection. Rove properties have an average of 4.9/5 rating across thousands of stays. The guest experience at Rove properties is either managed by a qualified, third party Host or managed by Rove's concierge team to deliver 5-star guest experiences.
Airbnb allows anyone to list any property. Rove provides an added layer of verification and exclusivity, hand-selecting the best properties and hosts in each market that we service! Rovetravel.com also offers the lowest pricing available on any platform for all listed properties, and many homes are available for rent exclusively on Rove.
Does Rove require a security deposit?
In New York City, Rove requires a security deposit, credit card hold, or non-refundable damage waiver available based on the property and stay duration. Typically, rentals up to 179 nights require a credit card hold or damage waiver, and reservations more than 180 nights require a 1 month cash security deposit.
Security deposits in the form of a refundable credit card cover hold (or “authorization”) is used to cover property damage and may take 3-5 business days to reflect in your account after our release. You will see a “Pending” charge on your credit card statement every week. Cash security deposits are returned after a departure inspection within 10 days of departure.
Is the price negotiable?
Rove offers the best available pricing as listed on our site with discounts for 3+ month stays.
Can I book a month-to-month stay?
Rove does not offer month-to-month stays. We recommend booking the property for the entire possible duration of your stay. At any point during an existing stay you wish to extend your stay, please extend your reservation if the property is available. If we are not able to extend your stay at your current apartment, we welcome booking a comparable Rove property for the extension.
Can I arrange a viewing?
Rove only offers in-person viewings for stays with a minimum 6+ month duration if the property is vacant. We encourage you to view the 3D Tour if available on most property listing pages, and we cannot guarantee tour availability for 6+ month rentals if a property is occupied. Unless stated otherwise, the listing's photos will always show an accurate representation of the property.
What is included in the price?
The cost of a Rove stay includes all expenses on the checkout page. Utilities are included in the rental price for all reservations, except for reservations that are 6+ months in length or longer than 30 nights in the Hamptons. Service fees, cleaning, taxes, and/or other fees (e.g. pet fee) are included as separate line items at checkout.
Are the photos of the property real?
Yes, all photos of Rove properties are accurate and furnished exactly as photographed, unless indicated otherwise. For newer or recently redecorated apartments, we may show model photos, and we'll always highlight this in the Home Truths section, stating for example, "Staged photos of décor & layout."
When can I check into the property?
Standard check in time is 4pm, and checkout time is 10am at the local time of the property, unless otherwise specified. Early check in or checkout is subject to availability, requires written approval, may be an additional cost.
For monthly rentals New York City, Rove shows the real-time availability for all properties. When you view the availability calendar on a property's detail page, you may see that there are specific periods during which the apartment is unavailable because other guests have made bookings, or restrictions on move-in dates. In general, you can save money by booking a move-in closer to an apartment's available date, and given the 30+ day rental minimum in New York City, properties are not available over dates that create more than a 7-night gap between long term bookings.
Are pets allowed?
Most Rove properties are pet friendly, although some landlords place restrictions. If pets are allowed with owner approval, a one-time fee applies:
- Stays under 30 nights: $150
- Stays 30 nights or longer: $350
All pets must be documented. Bringing a pet without prior approval may result in additional fees and could affect your rental agreement.
How do cleanings work?
We thoroughly clean all apartments between reservations, including cleaning all surfaces, and restocking all supplies, linens, and towels. If you'd like additional cleaning and restocking services during your stay, you can request them for an additional fee.
For all reservations with stays of 60 nights or longer, a full mid-stay cleaning is required every 30 days. The required mid-stay cleaning fee(s) will be invoiced immediately prior to the service and upon coordination of a suitable date and time for the cleaning to take place.
What is the background check process?
Rove requires all guests to go through a screening process based on their length of stay and booking channel to maintain a smooth experience. For short-term bookings, Rove requires a quick identity and fraud screening that includes an ID verification. For stays of 30 nights or more, Rove conducts a seamless background check in addition to the ID verification. The screening process is meant to be completed quickly and easily.
My rental requires “HOA" or "Condo Board Approval” – what does that mean?
Many rentals in New York City and other markets require HOA or Condo Board approval for each renter, even for monthly rentals (e.g. 31 days). Condo board processes vary, and the process is outside of Rove's control. Application processes vary but may take 7-14+ days and may include separate required documents such as financial disclosures or references. Additional application fees may apply. Please see the "Home Truths" section for specific details. Tenants cannot move into a property with a Condo Board process until approved, even if the booking date begins before approval is confirmed. If an application is submitted, a pro-rated refund is provided for any days booked prior to board approval.

What is the Rove program?
Rove Travel is a marketplace for luxury property rentals. As a Host, you can utilize Rove to receive top-tier clients, screen guests, process payments, protect your home with $5 million of damage protection, and much more.
What services are included with Rove program?
Rove includes:
- Marketing & distribution of your property across booking platform(s)
- Visibility to high quality guests
- Guest screening
- Collection of rental proceeds and property-related fees
- Handling of credit card and platform processing fees
- Rental and property management, such as maintenance, repairs, or restocking, are Host responsibilities. Inquire about Rove+ if you're interested in these services.
When do I get paid?
Rove Travel processes your payout 48 hours after your guest checks in. Payments are sent via ACH and may take 2–5 business days to arrive in your account. For monthly bookings, payments are issued monthly from the check-in date.
Program Basics
What is the minimum term?
No minimum term. The RoveLite Agreement begins when you create your account or first access the Rove platform. It continues indefinitely until you or Rove terminate service.
Can I end the agreement at any time?
Yes. Either party may terminate with written notice.
How are payments determined? Do I get paid for the full reservation?
Payments are prorated for the days booked in the prior month.
Do I receive a discount or incentive for owner referrals?
Yes, owners can receive up to $10,000 in statement credits for qualified referrals. Terms & Conditions apply, please see our Owner Referral Terms & Conditions page for full details.
Property Standards & Operations
What standards must my property meet?
Properties must meet all requirements in the Host Guidelines, including cleanliness, safety, adequate supplies, and regulatory compliance. All properties are expected to meet Rove's "luxury standard". If your property falls short, Rove may terminate service at any time.
Who provides operating supplies?
Hosts are responsible for stocking and replenishing all required supplies (linens, toiletries, consumables, etc.).
Who handles turnovers and cleaning?
Hosts are responsible for all guest turnovers.
Who handles guest communications?
Owners are responsible for all guest communications.
What happens if there’s damage to my property?
Rove provides up to $5,000,000 in damage protection on RoveTravel.com bookings through third-party coverage, but normal wear and tear or uncovered costs remain the Host’s responsibility. See the Damage Protection Policy for more details.
Do I need insurance?
Yes. Hosts should maintain a STR‑friendly homeowner policy with liability protection.
How are damage claims submitted?
Any claim needs to be submitted within 7 days of guest departure with before/after evidence; normal wear-and-tear isn’t covered.
Bookings & Guests
Will I receive a notification once my property has been booked?
Yes, you will receive a notification confirming the booking with the check-in / check-out date. You can also refer to your owner’s portal for all current and future bookings.
How do you set rates?
As a RoveCore host, you have full control over your pricing. You can set and adjust your rates directly through the pricing module in the Host Portal. Rove also provides built-in pricing tools to help you implement dynamic pricing strategies, making it easier to optimize your rates based on demand, seasonality, and market conditions.
What additional fees or charges are billed to guests per booking?
Guests may be charged a platform fee (or “service fee”), applicable taxes, and, where applicable, a credit card processing fee if opted into upon booking. Cleaning fees and/or pet fees are payable to Host.
Do you allow owner stays?
Yes. Hosts must block the calendar through their Rove Portal for dates you plan to stay at the property.
Cancellations
If a guest cancels, who decides refunds?
Hosts are responsible for resolving disputes with Guests. In the event you are not able to reach an agreement with a Guest, Rove Travel adjudicates, and determines any changes in payouts. Reservations made on third party booking platforms are subject to each platform’s rules and adjudication.
If I (the Host) cancel a reservation, what are the penalties?
Host cancelation fees depend on timing of the cancelation:
- ≤48 hours before check-in (or after check-in): 50% of unused nights
- 48 hours–30 days before: 25%
- >30 days: 10%
- Mininum fee $50; repeated late cancellations may lead to delisting. (30+ night bookings use the non-refundable portion through 30 days after cancellation.)
Reporting & Owner Portal
What reporting do I get?
Monthly financial statements with a breakdown of revenues, expenses and Rove’s management fee. You can access real‑time calendars and performance in the owner portal.
General
What services are included in Rove+?
Rove’s team handles guest communication, dynamic pricing, listing optimization, marketing, distribution, housekeeping coordination, basic maintenance triage, and 24/7 guest support to maximize revenue with a hands-off experience. Property management (e.g., landscaping, pool services, larger repairs & maintenance) remains the owners responsibility; our team can coordinate with select vendors upon request.
Is the agreement exclusive?
Yes. To ensure pricing integrity, service quality, and cohesive guest experience when booking, Rove requires exclusivity. Working with a third party broker, listing on booking sites that are not managed by Rove, or self‑booking outside our system is not permitted without written approval. Owners with exclusivity on Rove consistently outperform compared to the market.
When do I get paid?
Payouts are processed on a monthly basis. You will receive your payment by the 15th of the following month by direct deposit, pro-rated for the month. For example, revenue earned in January will be paid out no later than February 15th. The payout schedule allows for Rove to process payments on bookings across multiple platforms. For example, if a guest booked on Rovetravel.com checks out on January 15th, and a next guest checks in January 17th booked on Airbnb, Rove may not receive funds from Airbnb until January 22nd. Rove pays out all of the days booked in January.
What protections apply to my home?
We combine guest screening, deposits/waivers, and platform protection programs, such as AirCover. Bookings on RoveTravel.com provide $5M in property damage coverage through Truvi. This protects your property against damage but does not include liability coverage. For liability protection, Hosts maintain an independent insurance policy; we recommend a rental‑friendly homeowner policy with commercial general liability protection.
Are there guest screening requirements?
Yes. The primary guest must complete an ID verification, background check for 30+ day reservations, and successful payment before receiving access details. We screen every guest for their criminal history, fraud, and credit/financial. We verify guest identity with a government ID and selfie match; most guests also speak with our team. We use Autohost’s AI tools to flag high-risk bookings and collect a security deposit on every stay.
Program Basics
Is there a trial period?
Unless otherwise arranged with your account executive, there is a 3 month trial that begins on the date your first guest moves in. You may cancel immediately with written notice. You remain responsible for expenses/fees incurred and must honor existing reservations.
What is the minimum term?
After completing the three-months trial, there is a minimum term of one year, auto-renewed for successive one year terms. You may terminate within 30 days of the renewal date by written notice. Rove requires a minimum term because we invest substantial resources in managing the cleaning team and guest services.
How is Rove’s management fee calculated?
Rove’s fee is calculated as a percentage of the rental proceeds (the accommodation fare). Guest-paid charges, such as property fees, platform fees (e.g., VRBO/Airbnb), and taxes, are excluded.
How are payments determined? Do I get paid for the full reservation?

Onboarding & Costs
What are the typical onboarding expenses?
Onboarding typically includes photography, initial operating supplies, smart lock setup, furniture upgrades and/or light punch‑list items. Onboarding budgets vary by property size and required improvements. For onboarding cost specifics, speak with your account executive.
Does Rove pay upfront for onboarding costs and deduct from revenue?
Rove typically does not cover upfront onboarding expenses unless otherwise agreed in the onboarding process in writing with your account executive.
How long does onboarding take?
Timing from a signing to first guest varies depending on required property upgrades, vendor availability and property access. Once professional photography has been taken and the property is available to book, the first guest is typically placed in 1-2 weeks.
Am I responsible for photography?
Rove schedules photography for your property. We work with professional photographers who specialize in staging properties to capture the best impression. High-quality photography is a key driver in generating above-market results.
What is Matterport?
Matterport is a 3D imaging technology that creates an interactive, true-to-scale “digital twin” of your home. Viewers can virtually walk through each room via clickable points, switch to a dollhouse and floor-plan view, and even gauge room size and layout. This helps set accurate expectations, reduces pre-arrival questions, and boosts booking confidence. We’ll schedule and coordinate the Matterport capture for you.
Can I use my own photos and description?
Yes, you can use your own unbranded photos and description, provided they are approved by Rove and align with Rove’s brand guidelines. We also optimize titles, captions, and amenity tags to improve search ranking and conversion on 3rd party listing sites.
Availability & personal use
What is the calendar availability?
Homes should be available for the “Full Term” (at least 8 full months and 6 consecutive months per calendar year). If not, the ROVE+ fee may increase to 30% during non-qualifying periods.
Do you allow owner stays?
Yes. Owners must block the calendar through their Rove Portal for dates you plan to stay at the property. Blackout/lead‑time rules may apply to protect peak demand. Owner use must align with the maximum amount permitted in your agreement. If an owner's stay isn’t blocked and we must cancel or relocate a guest due to the home’s unavailability, owners may be subject to a penalty fee.
Pricing, fees & taxes
How do you set rates?
Our revenue team uses dynamic pricing strategies and AI-driven pricing software. We take into account seasonality, demand drivers, and, where applicable, a competitive set of comparable properties to yield the best rates.
What additional fees or charges are billed to guests per booking?
Guests may be charged a cleaning fee, platform fee (or “service fee”), applicable taxes, and, where applicable, a credit card processing fee upon booking.
Who pays for cleans and supplies?
Guests pay a departure cleaning fee; owners cover restocking of supplies (toiletries, household necessities, etc.) and initial deep cleans. We track supplies and bill all expenses at cost in monthly owner statements. Items are typically purchased in bulk at discount to retail prices.
What are “Property Fees”?
Property-related fees paid by the guest (e.g., pet cleaning fees). Rove may adjust these with notice for future bookings.
Do you charge extra fees or expenses?
Potential pass‑throughs include cleaning, consumables, linen service, and on‑call/vendor work. All expenses are passed through at cost and there are no hidden fees, everything appears on your statement.
Cancellations
If a guest cancels, who decides refunds?
Rove may refund guests for property issues; 3rd-party bookings are subject to each platform’s rules and adjudication. Per the contract, Rove has sole discretion to handle refunds; however, when a larger refund is warranted, our Operations team will generally consult the owner to align on an amount before extending the offer to the guest to resolve their issues.
If I (the owner) cancel a reservation, what are the penalties?

Operations & Standards
What are the general house rules?
No parties, no unauthorized events, no smoking inside, and local quiet hours. Rule violations can trigger penalties for the guest and/or potential immediate cancellation without refund.
Who handles turnovers and cleaning?
Rove manages all guest turnovers with licensed and bonded local teams. We can also coordinate cleans after an owner stay to be billed back in your monthly statement.
What tech/supply standards do you install?
A typical kit includes Nespresso Vertuo, Roku, Minut sensor, Eero Wi-Fi (Ro ve admin), Rove-standard cleaning supplies; smart locks must be Z-Wave and Rove-managed (or replaced). Rove’s supplies enable streamlined cleaning and operations.
Who buys everyday supplies?
Rove will purchase and restock necessary supplies for operations at the owner’s expense. This will appear as an expense in your monthly statement.
Marketing & Distribution
Where will my listing appear?
Your listing syncs to Rovetravel.com and other critical online travel agencies including Airbnb, VRBO, and/or Booking.com. We work with many dedicated partners who list our properties in their internal databases including insurance relocation agencies, luxury travel agents, furnished executive relocations, key corporate accounts (e.g. HBO, Google) and many more.
How do you drive bookings on the direct site?
We invest in paid search, retargeting, email marketing, social media, and strategic partnerships. In addition, we have an in-house sales team dedicated to cultivating partnerships and building repeat demand. Direct bookings not only reduce channel costs but also strengthen long-term guest relationships.
Compliance
Who handles licenses and taxes?
Owners are responsible for maintaining permitting, licensing, and taxes for the property. Rove can provide guidance on STR licensing requirements; owners are the licensee of record. Rove and other booking channels collect/remit lodging taxes as required by law.
Are there guest screening or age requirements?
