Property Owner Referral Terms & Conditions

Rove Travel Owner Referral Program

These Terms & Conditions (the "Agreement") govern participation in the Rove Travel Owner Referral Program (the "Program") offered by Rove Ventures Inc., a Delaware corporation ("Rove"). Capitalized terms not defined in‑line have the meanings set forth in Section 5 (Definitions).

1. Referral Payment Terms

1.1 Payment Schedule: USD $10,000 as an incentive on qualifying properties referred into the Rove+ program with the following payment timeline:

  1. At property signing with Rove, Rove will issue a $5,000 as a monthly statement credit.
  2. At the six month anniversary from the first guest check-in, Rove will issue $5,000 as a monthly statement credit.

2. Eligibility & Enrollment

2.1 Qualification Criteria. A Referred Property qualifies for the Referral Bonus only if it meets all of the following (a "Qualified Referred Property"):

  • Rove+ contract. Rove offers $10,000 for properties referred into the Rove+ program. Properties that sign a RoveLite contract eligible for a $5,000 referral fee.
  • $200,000 annual rental minimum: referred properties must be expected to rent for $200,000 per a year or more on a gross basis as determined by Rove. Properties that do not meet this standard may still be eligible for the $5,000 referral fee.
  • Acceptance & Onboarding. Rove has accepted the property into its portfolio and completed onboarding.

2.2 Eligible Properties: Only Eligible Properties may participate in the Program. Eligibility is determined solely by Rove and may be rescinded if an owner ceases to satisfy the criteria in Section 2.

2.2 Submitting a Referral. A Referral must be submitted in writing (email sufficient) through Rove's designated referral form or to an authorized Rove representative and must contain at minimum (a) the full legal name and contact information of the Referred Owner, and (b) the physical address of the prospective Referred Property. Rove will confirm receipt in writing; absent such confirmation, no Referral shall be deemed received.

2.3 Exclusivity of Referral. Only one Eligible Property is eligible per a Referred Owner for the Referral Bonus. Duplicate property referrals (e.g. two properties with the same owner) are not eligible. Self‑referrals and referrals of entities in which the Referring Owner holds any direct or indirect ownership interest are expressly prohibited. Multiple referrals to distinct owners are encouraged!

2.3 Loss of Qualification. A Qualified Referred Property ceases to qualify for referral payment immediately upon: (a) suspension or termination of the applicable Management Agreement; (b) removal of the property from Rove’s platform; or (c) failure to meet the annual minimum rental requirement in Section 2.1(2). Upon loss of qualification, any future Referral payments shall cease.

2.4 RoveLite Referrals  – $5,000

Qualifying RoveLite property referrals and Rove+ properties that do not meet the gross revenue threshold may be eligible for $5,000 with the following payment terms:

1. At property signing with Rove, Rove will issue a $2,500 as a monthly statement credit.

2. At the six month anniversary from the first guest check-in, Rove will issue $2,500 as a monthly statement credit.

4. Other terms and conditions

Statement Credits. Referral Benefits are applied as statement credits on the Referring Owner’s monthly statement. Credits are not transferrable and may not be exchanged, sold, or assigned.

Taxes. Referring Owners are solely responsible for any federal, state, or local taxes arising from the receipt or use of Referral Payments.

Modification & Termination. Rove may amend, suspend, or terminate the Program—or any owner’s participation therein—at any time with written notice, provided that: (a) Referral Payments already credited shall be honored, and (b) any amendment that materially impacts an existing Referral Payment shall not apply retroactively.

No Agency. Participation in the Program does not create any partnership, joint‑venture, or agency relationship between the parties.

Entire Agreement. This Agreement constitutes the entire understanding of the parties with respect to the Program and supersedes all prior or contemporaneous communications.

Governing Law. This Agreement is governed by and shall be construed in accordance with the laws of the State of Delaware, without regard to its conflict‑of‑laws principles.

Severability. If any provision is held invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Waiver. No failure or delay by Rove in exercising any right shall operate as a waiver thereof.

5. Definitions

  • Effective Date. The date on which a Referring Owner submits a Referral pursuant to Section 1.2.
  • Eligible Owner. An individual or entity that (a) owns a property under an active, fully‑executed Property Management Agreement with Rove (a "Management Agreement"), (b) is in good standing with no outstanding fees or defaults, and (c) is enrolled in either the Rove+ or RoveLite service tier.
  • Referring Owner. An Eligible Owner who submits a Referral under this Program.
  • Referred Owner. A natural person or entity that (a) is not, and has not within the preceding twelve (12) months been, party to a Management Agreement with Rove or owned any interest in a property currently managed by Rove, and (b) enters into a new Management Agreement with Rove as a direct result of a Referral.
  • Referra. A bona‑fide introduction of a Referred Owner to Rove made in strict accordance with Section 2.1.
  • Referred Property. A residential property owned (in whole or in part) by the Referred Owner, accepted by Rove in its sole discretion, and onboarded pursuant to Rove's standard procedures.
  • Referral Payment. The payment sent forth herein.

By submitting a Referral on or after the Effective Date, the Referring Owner acknowledges that they have read, understood, and agree to be bound by these Terms & Conditions.
