- All adult guests are required to sign the guest register upon arrival. Unregistered or extra guests are not permitted.
- Quiet hours are from 11:00 PM to 7:00 AM.
- Please enjoy meals only upstairs in the kitchen area.
- No smoking anywhere on the property.
- Parties and gatherings are not permitted.
- As a reminder, smoking is not allowed anywhere on the property, in the home or in the outside areas of the home. Smoking will result in a odor removal fee of no less than $500 and up to $1,000 as well as possible removal from the property.
- Monthly Housekeeping Policy: For all reservations with stays of 60 nights or longer, a full mid-stay cleaning by our housekeeping team is required every 30 days. The required mid-stay cleaning fee(s) will be invoiced immediately prior to the service and upon coordination of a suitable date and time for the cleaning to take place.

January 2026Allen and Ann were wonderful hosts. Their place is quintessential Brooklyn brownstone living, in one a the best neighborhoods. And there was a typical Brooklyn breakfast too…bagels and coffee, with some birds to watch having breakfast on their deck also. It was a really lovely stay I could recommend to anyone.

February 2026We just can't say enough nice things about this Airbnb. It's a beautifully decorated home in a really lovely Brooklyn neighborhood, only two blocks from the subway. Allen and Ann were so incredibly friendly and hospitable. We will definitely be staying here the next time we're in Brooklyn -- and recommending it to all our friends.

February 2026We had a fantastic stay with Allen and Ann! First, their home is the perfect NYC brownstone charm we were seeking. The entire space has so much character and is cozy, it surpassed our expectations in the best way. The room was also very comfortable and spacious with easy access to the clean shared bathroom with a great shower. Allen and Ann also offered breakfast and many amenities that made the stay a lovely one. Also the neighborhood as well seemed very safe with excellent access to public transit and all that the area has to offer. Again an awesome stay and we would definitely look to visit again down the road! Thanks again for the great conversation and stay, Allen and Ann!

February 2026I felt so comfortable here, the home is absolutely beautiful, many many artworks, clean, Ann and Allen were so kind and hospitable. It felt like I was staying with family. I enjoyed the morning breakfast and coffee time with Ann and Allen together, even no talking, just looked at the birds outside of window. I will not forget all of the moments happen here, church, snowball battle, shovel snow, dessert time and the company of lovely Ann and Allen, which will become a wonderful memory of Brooklyn. Hope can see you soon.
