Cancellation policies for your home
This page explains what you, as the Host, can expect to be paid when a guest cancels.
Overview
- Long-term bookings (30+ nights): After the free-cancel window, a guest cancellation triggers a 30-night charge from the cancellation date (or all remaining nights if fewer than 30 remain).
- Short-term (29 nights or fewer): Guest refunds scale by timing; your payout is 0% / 50% / 100% of the accommodation fare depending on when they cancel.
- Taxes: Refunded to guests where applicable; refunded tax amounts are not paid to Hosts.
- Cutoff time: Cancellations are timestamped in the property’s local time; requests after 4:00 pm local count as received the next day.
- After check-in: Reservations cannot be canceled after check-in. Effective date: Applies to reservations made on or after November 19, 2025.
Long-term stays (30+ nights)
- Free cancellation within 24 hours of booking if check-in is 14+ days away. No host payout.
- Free cancellation 30+ days before check-in. No host payout.
- If they cancel <30 days before check-in: The first 30 nights are non-refundable and are charged as a cancellation fee.
- If fewer than 30 nights remain on the reservation when the guest cancels, you are paid 100% of the remaining nights instead.
Examples
- Guest cancels 45 days before check-in → $0 payout.
- Guest cancels 20 days before a 60-night stay → paid 30 nights.
- Guest cancels with 18 nights remaining → paid 18 nights (since <30 remain).
Short-term stays (29 nights or fewer)
- 24-hour grace period: Full refund if they cancel within 24 hours of booking and check-in is 14+ days away. No host payout.
- 30+ days before check-in: Full refund. No host payout
- 7–29 days before check-in (after the grace period): 50% refund of accommodation fare + 100% refund of taxes on the refunded nights. Host is paid 50% of the accomodation fare.
- <7 days before check-in: Taxes only refunded; accommodation fare is non-refundable. Host is paid the entire accomodation fare.
- Taxes: Refunded to the guest where applicable; refunded tax amounts are not paid to you.
Examples
- Cancel 35 days out → $0 payout.
- Cancel 12 days out on a 10-night stay → paid 50% of the 10 nights.
- Cancel 3 days out → paid 100% of all booked nights.
Fees, timing, and other notes
- Processing & Service fees: If a reservation is cancelled at the host's request or due to circumstances within the host's control, the host will be responsible for any non-refundable credit card processing and platform specific service fees associated with the booking.
- Payout timing: Payouts are released 2 business days after check in, subject to bank closures, and are based on funds actually received by Rove. Chargebacks or reversals may be offset against future payouts.
- How timing is measured: Cancellation requests must be received by 4:00 pm in the property’s local time zone; otherwise they are treated as received the next day.
- After check-in: Reservations cannot be canceled after check-in.
Definitions
- Accommodation fare: Nightly rate(s) and any Host-set, per-night mandatory charges; excludes taxes and pass-through processing/channel fees.
- Taxes: Government occupancy, sales, hotel, and/or transaction taxes collected and remitted by Rove (or a channel), refunded to the guest where the policy provides and where required by law.
