Rove+ Onboarding Services

Rove’s Onboarding team is dedicated to providing guidance on how to setup your rental to maximize revenue and streamline operations; this overview outline’s Rove’s Onboarding services for home owners considering partnering with Rove+.

1. What Onboarding service Rove+ includes

A. Onboarding audit & plan

  • Walk the home and run a full audit to identify:
    • Required repairs and safety issues
    • Missing, worn, overcrowded or off-brand furniture and decor (”FF&E”)
    • Operating supply gaps (linens, kitchenware, toiletries, etc.)
    • Operational concerns or issues guests may run into
  • Provide a written list of required changes and upgrades with estimated cost ranges

Properties with more attentive owners experience fewer issues, get better reviews, and generate more revenue.

B. Standard operating supply setup

Included in Rove+

  • Define the standard operating supply package for your home: linens, towels, kitchenware, cleaning supplies, toiletries to match Rove standards
  • Specify exactly what needs to be purchased; our time to design this package is included
  • Purchase critical operating supplies on your behalf if requested

You pay for:

  • Operating supplies, billed separately as pass-through charges on your owner statement
  • If Rove (rather than you or your staff) receives and installs OS&E on-site (unpacking, organizing, placing in cabinets/closets), that installation and receiving time is billed as an additional Onboarding labor expense

Standardized OS&E produces a consistent, high-end guest experience, which directly impacts reviews, conversion and occupancy.

C. Furniture planning and coordination (for already furnished homes)

Rove+ is designed for homes that are already fully furnished or very close to it.

We will:

  • Recommend targeted furniture changes (top-ups, replacements, removals) to meet Rove standards
    • Curate product suggestions that balance durability, style and availability
    • Coordinate delivery and placement of owner-approved items
    • Assemble straightforward furniture where appropriate

We do not:

  • Fully furnish unfurnished or partially furnished homes
  • Act as your primary home stager or interior designer

You pay for:

  • Furniture and decor items
  • Assembly and placement labor

Tradeoff: Rove focuses on optimizing an already furnished home for performance, not doing full-furnish “from scratch” projects.

D. Staging for photography & first guests

We will:

  • Arrange the home for professional photography
  • Coordinate a professional cleaning before the photo shoot and first guest arrival

You pay for:

  • The cleaning
  • Any extra staging help beyond the standard Onboarding visit, if needed

Strong photography and Onboarding presentation are critical for rates. Better staging and photos can be the difference between an extra $10,000 per year in rental proceeds.

E. Light maintenance during Onboarding

We will:

  • Flag maintenance issues we see
  • Handle very light tasks such as:
    • Replacing bulbs and batteries
    • Tightening loose hardware

Everything beyond “light” remains your responsibility.

You will be billed for any “light maintenance” as part of the Onboarding expenses.

We can, billed hourly:

  • Receive and supervise deliveries related to Onboarding (FF&E, OS&E, smart locks, hubs, sensors)
  • Coordinate with vendors performing work directly tied to the scope of the Onboarding

You pay for:

  • Our on-site time to receive, supervise and install as additional Onboarding labor
  • All vendor invoices

G. Licensing guidance where required

Where short-term rental licensing is needed, we may:

  • Help determine if your property needs a license
  • Outline required documents

You remain responsible for obtaining licenses and permitting costs.

2. How does Financing work?

FF&E (Furniture, Fixtures & Equipment) purchases and upgrades are not paid for by Rove. Rove supports design, sourcing, coordination, and access to vendor discounts. All FF&E purchases must be paid for prior to ordering, either via invoice or direct purchase.

OS&E (Operating Supplies & Equipment) is treated as an onboarding expense under the management agreement. Rove can purchase OS&E upfront on an owner’s behalf, and the expense is deducted from revenue up to the onboarding cap outlined in the agreement. The OS&E amount is not a fixed line-item budget, and Rove makes it’s best effort to minimize expenses. OS&E items actually purchased and installed by Rove are charged back, and unspent OS&E does not result in any charge (or credits or refunds since no charge occurs).

3. What owners are responsible for

Rove+ runs a high-performing rental management platform specializing in marketing, placing, and managing guests; you remain responsible for the property and core property management responsibilities outside of guest rentals and guest management. Rove does not perform medium or major repairs, painting or large touchup projects, electrical, plumbing, HVAC or structural work, or manage landlord–tenant or legal disputes.

  1. Property condition and repairs. Owners must deliver the property in safe, fully functional condition with electric, water, gas, heating, cooling and trash service active, reliable internet suitable for high-paying guests, and pool heat active where applicable. Owners are responsible for completing all required repairs before Onboarding (unless explicitly agreed to run in parallel) and for managing any maintenance and repairs, including hiring and supervising specialized vendors.
  2. Landscaping and pool. Owners must ensure the lawn, garden, outdoor areas and pool are clean, safe and guest-ready before Onboarding, and must hire and manage ongoing pool and landscaping vendors to adequately maintain the property. This includes mowing, trimming, pruning, planting, cleaning inside the pool, treating pool water, pressure washing, exterior painting or repairs, and supervising landscapers or pool companies as needed, all of which Rove cannot provide.
  3. Permanent fixtures and window treatments. Owners must install built-ins, closets, cabinetry, blinds, shades, custom window treatments and other permanent fixtures with qualified professionals, and handle any related renovations or upgrades. Rove may install simple curtain rods and standard curtains as part of Onboarding if agreed, but Rove does not install blinds, shades or custom treatments, nor install or alter permanent fixtures or built-ins.
  4. Internet and utilities setup. Owners must set up and pay for ISP accounts and all utilities, ensure internet speeds are adequate for modern usage. Rove does not open or manage utility or internet accounts, attend utility appointments except in rare, pre-agreed cases, or proceed with Onboarding if basic utilities are not active.
  5. Storage and personal belongings. Owners must remove and store offsite personal items and any furniture or decor that is not guest-appropriate or aligned with high end rental standards. Rove does not store, sell or dispose of owner belongings and does not accept liability for items left in the home that should have been removed.
  6. Legal, licensing and compliance. Owners must ensure the home complies with all applicable laws, building rules and HOA or condominium requirements, provide documents, sign applications and pay any legal or licensing costs, and handle all legal disputes or enforcement actions. Rove does not provide legal advice or representation, manage HOA or condo board approvals, or attend non-licensing inspections such as appraisals, refinancing, insurance or renovation inspections.

3. When Rove can partner with Home Staging Companies

For unfurnished or partially furnished homes, or homes requiring more extensive furniture or interior upgrades, Rove can recommend third-party home staging and furnishing companies. We can coordinate with your chosen staging company so the property setup aligns with Rove’s operational and guest standards. These services are optional, negotiated directly between you and the third party vendor, and billed separately (labor and/or third-party vendors). Rove is not a party to or finance these transactions, nor is Rove responsible for issues or outcomes with third party companies.

4. What Rove+ does not offer

Rove offers rental management services and is not a home staging company or full service interior designer, a general contractor or renovation manager, a landscaping or pool service provider, an internet or utility provider, a storage or moving company, a project manager for owner vendors and personal tasks, nor can we provide these services. For these types of services, we recommend engaging directly with third party companies that specialize in any of these services.

FAQ

What kind of discounts / savings can I expect Rove’s vendors to provide?

Rove works with wholesale vendors to provide hotel-grade operating supplies that typically exceeds the durability of retail items (e.g. high thread count linens, high end toiletry brands like Malin & Goetz, etc.). These items are typically procured at 10-50% off of retail prices through our bulk ordering and vendor partnerships.

Can I order items for Rove to receive and install?

No. Rove does not receive, store, or manage installation of items ordered independently unless explicitly agreed as part of the Onboarding scope in writing. All furniture (FF&E) and supplies (OS&E) installed by Rove must be sourced and coordinated through the Onboarding team.

Can I use Rove’s vendor discounts if I order items myself?

In some cases, yes! When applicable, Rove can extend access to certain vendor or trade discounts; however, all items ordered directly by the Owner remain the Owner’s responsibility for payment, delivery, installation, warranty, and returns

Can I change the OS&E list?

The OS&E list is standardized to ensure operational consistency and brand quality at every Rove property. Changes are discouraged and typically cannot be accommodated. Required OS&E items cannot be removed without written approval from Rove.

Can I customize the OS&E list?

Limited customization may be possible, provided substitutions meet Rove standards. Any customization is subject to Onboarding review and must not compromise guest experience, operational efficiency, or brand consistency.

Can I add items I want onto the OS&E list and have Rove pay for them upfront?

Additional OS&E items may be added and purchased upfront by Rove only if: the total OS&E spend remains within the onboarding cap outlined in the agreement; and the added items are reviewed and approved by the Onboarding team as necessary for guest onboarding at the property. Rove cannot purchase personal items or Owner-specific OS&E requests that are not required for standard guest use.

If there is OS&E budget left over, can it be used for FF&E?

No. OS&E and FF&E are treated separately. Any unspent OS&E simply results in lower onboarding costs; it cannot be reallocated toward FF&E purchases.

Once the furniture proposal has been approved, can items be returned or swapped?

No. Once FF&E selections are approved and orders are placed, returns, cancellations, or substitutions cannot be guaranteed and may not be possible due to vendor policies, lead times, or trade-order restrictions.

I noticed a tariff surcharge on some items. Do I have to pay this?

Yes. Some of our vendors have implemented tariff surcharges related to import duties. While these costs are outside of Rove’s control, Rove’s bulk purchasing and wholesale contacts typically provide a 10-50% discount off of retail prices resulting in meaningful savings. Any applicable tariffs are passed through at cost and paid as part of the FF&E purchase.
