Can I change my dates of stay, and what is the cancellation policy?
After a booking is completed, you can change the dates of your stay according to the Guest Cancellation Policy. Refunds are made to the original payment method less credit card processing fees if paid by credit card. After check in, reservations cannot be changed unless approved by the Host.
What’s the difference between Rove and Airbnb?
All properties on Rove are vetted by Rove to meet our luxury standard and verified with an inspection. Rove properties have an average of 4.9/5 rating across thousands of stays. The guest experience at Rove properties is either managed by a qualified, third party Host or managed by Rove's concierge team to deliver 5-star guest experiences.
Airbnb allows anyone to list any property. Rove provides an added layer of verification and exclusivity, hand-selecting the best properties and hosts in each market that we service! Rovetravel.com also offers the lowest pricing available on any platform for all listed properties, and many homes are available for rent exclusively on Rove.
Does Rove require a security deposit?
In New York City, Rove requires a security deposit, credit card hold, or non-refundable damage waiver available based on the property and stay duration. Typically, rentals up to 179 nights require a credit card hold or damage waiver, and reservations more than 180 nights require a 1 month cash security deposit.
Security deposits in the form of a refundable credit card cover hold (or “authorization”) is used to cover property damage and may take 3-5 business days to reflect in your account after our release. You will see a “Pending” charge on your credit card statement every week. Cash security deposits are returned after a departure inspection within 10 days of departure.
Is the price negotiable?
Rove offers the best available pricing as listed on our site with discounts for 3+ month stays.
Can I book a month-to-month stay?
Rove does not offer month-to-month stays. We recommend booking the property for the entire possible duration of your stay. At any point during an existing stay you wish to extend your stay, please extend your reservation if the property is available. If we are not able to extend your stay at your current apartment, we welcome booking a comparable Rove property for the extension.
Can I arrange a viewing?
Rove only offers in-person viewings for stays with a minimum 6+ month duration if the property is vacant. We encourage you to view the 3D Tour if available on most property listing pages, and we cannot guarantee tour availability for 6+ month rentals if a property is occupied. Unless stated otherwise, the listing's photos will always show an accurate representation of the property.
What is included in the price?
The cost of a Rove stay includes all expenses on the checkout page. Utilities are included in the rental price for all reservations, except for reservations that are 6+ months in length or longer than 30 nights in the Hamptons. Service fees, cleaning, taxes, and/or other fees (e.g. pet fee) are included as separate line items at checkout.
Are the photos of the property real?
Yes, all photos of Rove properties are accurate and furnished exactly as photographed, unless indicated otherwise. For newer or recently redecorated apartments, we may show model photos, and we'll always highlight this in the Home Truths section, stating for example, "Staged photos of décor & layout."
When can I check into the property?
Standard check in time is 4pm, and checkout time is 10am at the local time of the property, unless otherwise specified. Early check in or checkout is subject to availability, requires written approval, may be an additional cost.
For monthly rentals New York City, Rove shows the real-time availability for all properties. When you view the availability calendar on a property's detail page, you may see that there are specific periods during which the apartment is unavailable because other guests have made bookings, or restrictions on move-in dates. In general, you can save money by booking a move-in closer to an apartment's available date, and given the 30+ day rental minimum in New York City, properties are not available over dates that create more than a 7-night gap between long term bookings.
Are pets allowed?
Most Rove properties are pet friendly, although some landlords place restrictions. If pets are allowed with owner approval, a one-time fee applies:
- Stays under 30 nights: $150
- Stays 30 nights or longer: $350
All pets must be documented. Bringing a pet without prior approval may result in additional fees and could affect your rental agreement.
How do cleanings work?
We thoroughly clean all apartments between reservations, including cleaning all surfaces, and restocking all supplies, linens, and towels. If you'd like additional cleaning and restocking services during your stay, you can request them for an additional fee.
For all reservations with stays of 60 nights or longer, a full mid-stay cleaning is required every 30 days. The required mid-stay cleaning fee(s) will be invoiced immediately prior to the service and upon coordination of a suitable date and time for the cleaning to take place.
What is the background check process?
Rove requires all guests to go through a screening process based on their length of stay and booking channel to maintain a smooth experience. For short-term bookings, Rove requires a quick identity and fraud screening that includes an ID verification. For stays of 30 nights or more, Rove conducts a seamless background check in addition to the ID verification. The screening process is meant to be completed quickly and easily.
My rental requires “HOA" or "Condo Board Approval” – what does that mean?
Many rentals in New York City and other markets require HOA or Condo Board approval for each renter, even for monthly rentals (e.g. 31 days). Condo board processes vary, and the process is outside of Rove's control. Application processes vary but may take 7-14+ days and may include separate required documents such as financial disclosures or references. Additional application fees may apply. Please see the "Home Truths" section for specific details. Tenants cannot move into a property with a Condo Board process until approved, even if the booking date begins before approval is confirmed. If an application is submitted, a pro-rated refund is provided for any days booked prior to board approval.
